The Yonge and Wellesley development consists of a residential tower, a studio rental building, a theatre and a mixed building for the cast and production, all connected by a sunken plaza and several garden spaces situated on multiple levels. The project is following Van der Rohian principles of space, such as freeing up as much space on the ground floor and situating everything on a modular grid, which is generated by the parking below.
The residential tower is a single corridor unit so that all spaces can have a view to the piazza. The space is symmetrically divided so that every second floor can have a swimming pool in the middle. The swimming pools cascade into each other and eventually onto the main water level in the piazza, which connects with a water cascade from the theatre, as you can see in the section. Individually, the flats are built on two levels, so that the public space is lower than the private one.
The studio building is facing the piazza from the south side. The office and hospitality building is on the north. Together with the tower, they frame the piazza creating local spaces with different purposes.
The theatre is in the centre of the stage. It is separated from the piazza by a narrow stream of water and a waterfall from the roof top. The access is from the side. On top of the theatre there are three pubic gardens at different levels, following the program below. The top garden is connected to the office spaces.
